Arizona Real Estate – A Good Buying Opportunity?

If you’re looking to move to a new state, Arizona real estate is definitely worth a look. Following is a primer of the state and the FSBO Arizona real estate market.

Phoenix

Phoenix is by far the largest city in Arizona and it is growing fast. The sixth largest city in the United States, Phoenix is the official and economic capital of Arizona. The city is growing at such a high rate that it has engulfed the accompanying towns of Scottsdale and Tempe. Phoenix has a perpetual new feeling to it, which leads to criticisms that it has no inherent culture or roots.

If you want to attend sporting events, Phoenix has a nice selection. The city has professional baseball, basketball and football teams. Phoenix even has a professional ice hockey team, the Phoenix Coyotes. Only in America could a city in the middle of the desert have an NHL team!

If you’re looking for warm weather, Phoenix is the place. During the summer, average temperatures are usually above the 100 degree mark without much humidity to speak of. Evenings can get cool during the winter, but day time temperatures remain in the 70’s.

Flagstaff

Unlike Phoenix, Flagstaff is a town that reeks of the more historic Wild West. Sitting on the famous Route 66, Flagstaff is a college town because of Arizona State University. The University, better known as “ASU”, has over 30,000 students who more or less dominate Flagstaff. If you like the feel of a college town, skip Phoenix and consider Flagstaff for your real estate needs.

Arizona Real Estate

Arizona real estate is very reasonably priced compared to other states. The average home price in Phoenix is in the low $300,000s. Arizona has, however, become a hot real estate market with home values appreciating over 25% in the last 12 months.

Arizona is a take it or leave it state because of the heat index. If you prefer hot, sunny days, Arizona real estate may be a very good investment.

Imagine yourself driving and suddenly there is paralyzing pain in your chest. Your first thought is, “Oh GOD, I am having a heart attack.” The pain shoots down your arm and radiates through your upper body. You attempt to relax. Over the next few minutes the pain subsides and gradually goes away. You realize with your family’s health history, you will probably be like your father and have bi-pass surgery.

Your thoughts start focusing on getting in to see someone about your sudden chest pain. Who do you go to for treatment? Your best friend's son spent years becoming a heart surgeon at the insistence of his father. You consider calling him, however, you know he isn't really motivated and only performs 1 or 2 surgeries a year. Of course it is only your heart, how bad can he screw it up? After all, he did go to school for this and his business is slow, your friend's son could use the money, he doesn't really need to know that much, does he?

Then you see a sign on the side of the road, REDUCED RATES ON HEART SURGERY. Hmmmm. You pick up your cell phone and call the number. A pleasant voice on the other end answers. You ask what they would charge if you needed bi-pass surgery. “We can fix you up for 1% of your total hospital bill.” She says. You respond, “Wow, that is pretty good. When my neighbor had his surgery, I think he paid 6%! Let me talk to my wife and I will get back to you.” "Okay." She says, "I tell you what, I will call you back tomorrow and see if we can get you in this week...after all, there is no time like the present.".

When you go home that evening you tell your wife about your experience. She grabs the yellow pages and sees an ad for a Discount Heart Surgeon. You wife says, “Why should surgeons get paid so much? All they do is show up for an hour, cut on you a bit and then it is over. I think they make too much money! I mean think about it, we could do it ourselves, I saw a book called Bi-Pass for DUMMIES at the bookstore. All we need is a good sharp knife and some rubber gloves.”

Does this story seem ridiculous to you? When it comes to your heart and your health, you want the best, don’t you? Of course you do! You don’t want a friend, family member or discount surgeon because you don’t want anything to go WRONG! You don’t care how much that surgeon gets paid, as long as he is the BEST!

Unlike an hourly job, surgeons don’t get paid for their time. They get paid for their expertise. Knowing when, where and how to cut is crucial. In case you are missing the point, the same holds true for your Real Estate Agent.

If you work with an agent because of their reduced rates, you may not be selecting the BEST agent. Many market cheaper rates because that is the ONLY value they have to offer. If they don't value their own commission, do you think they will value your transaction? I don't think so! A discounted listing fee not only reeks of lack of experience, value, and knowledge...it most likely means a much lower level of service.
